Brokerless may be right for you if

  • You want to save on realtor fees

The flat fee MLS service gives you valuable MLS exposure. Homes listed on the MLS sell for approximately 18% more than unlisted properties.[1] However, you'll have to do the rest of the work to sell your house, including pricing, marketing, and negotiating. Its flat fee of $99–188 offers significant savings compared to the 2.5–3% commission typically paid to listing agents.

Positive reviews praised Brokerless for an easy and fast process, with several noting that they saved money over a traditional sale. Happy customers said that the company communicated well and the customer service team quickly answered questions. ❌ Disrespectful behavior

Brokerless’s services are comparable to competitors’ basic plans. Free status changes let you keep your listing updated, and the company provides some of the needed paperwork for selling a house without a realtor.

There are also two upgrades for $50 each:

However, Brokerless offers fewer upgrades than other flat fee MLS services. And its packages don't have much variety compared to competitors that have basic and premium plans.

With only basic plans to choose from, Brokerless is only a good option for DIY sellers. If you want help with tasks such as photography, staging, pricing, and negotiating, consider working with an agent who offers full service for a reduced commission.

Selling process

Selling your home through Brokerless is straightforward:

  1. Choose your service plan.
  2. Submit your contact information and pay online through PayPal, Venmo, or a debit or credit card.
  3. Brokerless will contact you via email or phone to send the listing paperwork.
  4. Complete and return the paperwork. Depending on the MLS and provider, you’ll do this via fax, email, or online.
  5. Submit photos of your property by uploading them to a server or attaching them to an email.
  6. Your MLS listing will be live 24–48 hours after you submit all necessary paperwork.
  7. Buyers or their agents will contact you directly to set up showings.
  8. Accept an offer and close.

How much can you save with Brokerless?

Brokerless offers major savings for sellers. It offers a true flat rate with no other fees. Some competitor MLS services charge a fixed price upfront, plus 0.5–1% of the sale price at closing.

Even if you choose the priciest package and both upgrades, the $288 cost will be considerably less than paying a real estate agent. For listing agents, realtor fees and commissions are typically 2.5–3% of the home’s sale price.
