1. Describe your listing properly

Hello Everybody
I just wanted to let everybody know that i used “Buyself.com” They’re the first & the oldest flat fee & you can call anytime! The company is out West the customer was excellent! You can call & speak to William anytime or leave a message & he will call you back. We used them for my In-laws out of state NC house. Basically, you choose your listing package 6 months- 2 year. They set you up with a realtor from that state. They might not be local but, all your information is added local county MLS for that area. It is no frills you have to fill out everything & submitted to agency for review. Also for a extra $250 the listing agent might offer help with the contract.
However, be careful i felt the listing agent wasn’t working in our best interest. We had one offer we agreed to but didn’t sign then & better offer came in. Listing agent said ” It’s unethical for buyers agent to call you with a better offer” I said no both parties brought their best offers. We will accept the highest! She was pissed because she had to work for that $250.00!!
My biggest mistake was our pictures were horrible! Also we had a renter to add to the mix. So we had a lot foot traffic but, no offers because the renter had everything messy.
Finally We closed 8 months later.

Do not use Readymls.com…. they are a rip-off!! here are their two phone numbers 46-243-3844 and 469-507-0768. They advertise all over their website just flat fee of $300.00! Great. Then when you actually go in the register your house and the info, they THEN disclose a “Buyers Brokers Fee” which you the lister/seller have to pay at least 3% of your listing price to them!! This is NOT disclosed anywhere, ANYWHERE on their website! When you respond back to the text they sent you, that person says …”the contract is not with me…” they tie up your credit card for days as it sits pending, then when you call both numbers, the mailbox is conveniently full , and then mailbox not set up at all at the other number!!! Don’t get roped in to this site!!!!! RIP OFF!!!
Very nice overview. But it reminds me of giving advice for buying a good parachute. It is all well and fine to list a lot of tips on how to select one, but it would be life saving to just give a couple of actual, concrete recommendations of items you already KNOW meet all your criteria, instead of leaving me to do my best in a world of parachute salesmen and hope I was able to interpret and apply your advice correctly as I plummet toward earth.
Similar approaches are used by everyone for every decision imaginable. “Make sure you cook the food so that it tastes good….” Yeah. OK. Got it. JUST GIMME A NAME!! (please)

I’ve actually been thinking a lot about what you point out, and I’ve decided to start putting together my OWN list of recommended flat fee agents across the US. Based on my research, many of the existing companies take your money and actually refer you out to an agent, and you have no idea what your listing agreement is, or even who your agent is, until you pay. The kicker is you have no chance to chat with them first or ask question before you hire them (which is ridiculous). Stay tuned, I am putting together my “master list”

If I sign up with a flat fee MLS company and then after 6 weeks decide its time to switch over to a full service traditional agent is there anything contractually holding me or any penalty in making that move?
Hey Bob,
The reality with a lot of these “flat fee companies” is that they actually refer you out to a partner agent in your local area, and that broker / agent sends you a listing agreement that you sign.
Whoever you decide to go with, request the listing agreement and ask them before you sign anything. Most listing agreements have a time commitment (typically 6 months) and you’ll have to ask to be released from the contract if you want to go with another (full service) agent.
Everyone’s policy on that is different, so you’ll need to make sure before you commit to anything.

Thanks for your comment! Every MLS is different in where it’s coverage area is. Some cover one county, some cover many counties, it all depends. In your particular case, there is an MLS called “MRED” that will likely cover you, as it covers Chicago and surrounding counties.
