Our take: Flat Fee Susie advertises full-service listings for $1,200 in West Virginia, but there are limited details available about the broker and its services.
What we like: Its flat fee pricing model could generate major savings compared to standard listing fees. The full-service package includes a 12-month listing on local MLS, yard signs, and open houses.
Things to watch out for: While Flat Fee Susie advertises a full-service option, there are many unknowns about what the listing package includes. Details surrounding the showing scheduling service and website listings are undefined, and no professional photography is included with Flat Fee Susie’s listings. The signup form for West Virginia is also unavailable (we recommend contacting the broker before choosing its services).
Pros
- Low flat fee paid at closing
- 12-month listing period with full-service package
- Open houses included at no extra charge
Cons
- Many services are undefined on the website
- Sign up for West Virginia may be unavailable
- No professional photography included
- Selling process may be more hands-on even though full-service is advertised
Fee structure
- $1,200 listing fee at closing
- 2–3% buyer’s agent commission suggested at closing

Our take: If you’re an experienced seller in West Virginia who’s confident in managing the selling process, Best Choice Flat Fee might be a suitable option for you.
What we like: Best Choice Flat Fee offers a variety of packages, ranging from $199 to $999, for both listing-only and full-service options. You can save a significant amount of money by paying an upfront fee instead of a traditional commission.
Things to watch out for: Opting for an upfront flat fee listing means you’ll be more involved in the selling process than working with a traditional realtor. Only the highest-priced listing package includes buyer’s agent negotiation — you’ll need to handle negotiations yourself if you choose another package. There’s currently no listed agent available for the West Virginia market, so we recommend contacting the brokerage directly to learn more about availability.
Pros
- The flat fee structure allows for substantial savings
- Best Choice Flat Fee offers packages tailored to specific needs
- All packages include listings on local MLS, Zillow, and Trulia
Cons
- The upfront fee may be nonrefundable, even if your house doesn’t sell
- Sellers must actively take on most responsibilities throughout the listing period
- No agent listed for West Virginia — may indicate limited availability
- Customer review information is currently unavailable

Other discount real estate brokerages in West Virginia
Assist-2-Sell offers its flat fee real estate service to West Virginia residents. However, the broker lacks a physical office in the state, the fee varies by location, and there’s little information about its listing packages. These factors kept Assist-2-Sell from making our list in West Virginia.
Discount Realtor matches West Virginia residents with local REALTORS® who offer local MLS services at a flat fee or discounted rate. We chose not to include the matching service as one of the best discount real estate brokers in West Virginia because it doesn’t list concrete pricing information or service offerings online.
Limited-service and flat fee MLS West Virginia brokers
Sellers who have more experience in real estate may be interested in using limited-service or flat fee MLS companies. These brokerages offer less support but for a lower fee than full-service discount realtors.

Why trust us
Data sources
Our Research Team gathered 55 discrete pricing and service models to create our initial list of West Virginia discount real estate brokerages. We then compiled and analyzed a further 1,958,272 publicly available data points tied to past transactions, customer reviews, licensing info, and more to categorize each service and create our final list and rankings.
Methodology
The Real Estate Witch Team used public business directories to identify every company in the greater West Virginia region calling itself a discount real estate broker or agent. We then filtered that list down and ranked the top West Virginia options based on the following criteria:
- Service level: We only included and rated full-service discount realtors and brokerages to start, which we think are the best option for most home sellers. These companies offer the same key services you’d expect from a traditional realtor, including in-person representation and end-to-end support.
- Pricing: We assessed each company’s fee structure and cross-referenced it with the service model to determine who was offering (a) the best overall value — price vs. service — and (b) the fewest unfavorable pricing terms, like high minimums, nonrefundable upfront fees, or other hidden costs.
- Customer reviews: We evaluated all verifiable customer reviews for each service. We considered not only the total review counts, average customer ratings, and key positive and negative themes, but we also assessed factors like how recent and relevant the reviews were to customers making hiring decisions right now.
- Sales activity: We looked at available data about past transactions to gauge sales performance and activity level.
