ISoldMyHouse.com is a licensed flat fee MLS listing company operating in 49 states (everywhere but North Dakota). It offers FSBO sellers two flat fee MLS packages: Get Listed and Get Sold.

Get Listed includes a 6-month listing on the MLS and major real estate websites like Zillow and Trulia for $299. This package allows for 6–10 photos, depending on the state.

Get Sold offers the same features as Get Listed, but includes 25 or more photos — whatever the state maximum allows.

ISoldMyHouse.com also offers to connect sellers with a partner agent or cash buyer if the FSBO process seems too difficult.

Unfortunately, ISoldMyHouse.com is relatively limited with its add-on options to FSBO sellers. For example, it doesn’t provide a comparative market analysis (CMA) or contract negotiation support. It’s also not the cheapest option relative to competitors with similar packages.

Overall, ISoldMyHouse.com is a simple-to-use service, but there may be cheaper or better options depending on your circumstances.

If you want more support while still achieving great savings, consider using a low-commission real estate agent instead.

Is ISoldMyHouse.com legit?

Yes, ISoldMyHouse.com has been a real estate FSBO website since 1997. The owner, Kris Lippi, is a U.S. Air Force veteran and real estate broker who also owns Get LISTED Realty.

Get LISTED Realty provides real estate services to customers of ISoldMyHouse.com in Connecticut, Georgia, Maine, Massachusetts, New Hampshire, New York, Rhode Island, and Vermont. It has broker-to-broker partner agreements in all other states (except North Dakota) to connect you with an agent that will get you on the MLS.

If you’re familiar with the home-selling process but are new to the process of selling a house without a realtor, ISoldMyHouse.com is a good option. It’s simple and easy to use, the pricing is competitive, and it’s offered in every state but North Dakota.

That said, if you are a seasoned FSBO seller, you might look for alternatives that are cheaper or have more add-ons. If you’re an inexperienced seller, you probably want more support than ISoldMyHouse.com offers in its flat fee MLS packages.

Flat Fee Group is an organization of brokers who offer flat fee MLS services. Its services and prices vary from state to state, which means you’ll have to look into its offerings in your state to decide if it’s right for you.

One benefit of Flat Fee Group is you know exactly who you’re working with from the get go, whereas this information is obscured with other competitors until later in the process.

The company’s FSBO package isn’t worth the fee. Both options are available nationwide.

✅ Best Redfin option

FSBO.com offers a $99.95 option that includes a Redfin and FSBO.com listing. This is one of the few ways to get on Redfin without being required to list on the MLS. That said, we generally encourage FSBO sellers to list on the MLS, as that is where the majority of homes that sell are found.

FSBO.com’s $399.95 option includes an MLS listing, but there are better options available for most FSBO sellers.

✅ Best for free online listing and quick MLS listing

Fizber offers a free listing on its site that allows unlimited photos. This is a nice way to gain exposure for your listing without adding to your budget.

It also has MLS listing packages for $295–395, which are fair prices for comparable services with its competitors.

How much does ISoldMyHouse.com cost?

$299 Get Listed package: Best for smaller homes

The Get Listed package includes 6–10 photos (depending on the state) for $299. It publishes your listing on the MLS and major real estate websites like Zillow and Realtor.com, as well as ISoldMyHouse.com, for six months. That should be enough time for most home sellers to find a buyer.

Having only 6–10 photos isn’t a lot, so this package is best for smaller homes without many features to highlight. You’ll want to upgrade to the next package if you’ve got multiple bedrooms, a backyard, and a basement or attic.

This package is available in every state but North Dakota currently.

$399 Get Sold package: Best for larger homes

The Get Sold package offers a 6- or 12-month (depending on the state) listing on the MLS, major real estate websites, and ISoldMyHouse.com. It includes 25 or more photos (also depending on the state) for $399.

Since pictures play a major role in making buyers interested, these additional photos are probably worth the extra $100 if you have enough space or amenities to justify them.

That said, if you’re tempted to upgrade your package for the longer listing time, we wouldn’t recommend it. FSBO statistics show that FSBO homes spend a median time of just one week on the market, so if you have your house listed for a full year without any takers, you likely need help from an agent.

Other services

For sellers who just want a quick and easy sale, ISoldMyHouse.com also has a cash offer option. Just fill out the form, and you’ll get a free offer within 48 hours.

This is likely a lower offer than an agent-assisted sale, but you’re not obligated to accept it if you don’t want to.

For sellers who want more support than the FSBO packages provide but more money than the cash offer, ISoldMyHouse.com offers to connect you with a partner agent.

These agents provide all the services of full-service agents but at a discounted rate relative to their usual commission.

Since ISoldMyHouse.com doesn’t actually say what its agents’ discount is, we can’t recommend this option. But, if this option appeals to you, you might want to try Clever.

Clever also provides full-service agents but is upfront with its pricing — just 1.5% to sell your home (or $3,000 minimum).

Things to know before choosing to list with ISoldMyHouse.com

Additional charges in minimum service states

Certain states legally require MLS companies to provide a standard minimum of service. These minimum services sometimes involve more than the packages offer, which may incur additional fees.

Limited add-on options

ISoldMyHouse.com only offers yard signs and lockboxes as add-ons. Lockboxes are available for $50 each or $90 for two. Yard signs are $75 each or $140 for two.

Unfortunately, it doesn’t provide a comparative market analysis or offer negotiation support.

It does, however, offer a one-month featured listing for $25. However, our Data Center recently surveyed 1,000 American home buyers and found only 10% of people looked at ISoldMyHouse.com when searching for properties, so that’s probably not worth your money.

You may get referred to a partner broker

If you want to work with a discounted, full-service agent, ISoldMyHouse.com will connect you with a Get LISTED agent in the following states: 

• Connecticut
• Georgia
• Maine
• Massachusetts
• New York
• New Hampshire
• Rhode Island
• Vermont

Since Get LISTED Realty is owned by the same person as ISoldMyHouse.com, we assume these agents are well-vetted and will provide good service to their customers.

Partner agents are available in every state other than North Dakota, but vetting these partners is more difficult. You could end up with worse service than you’d hoped — the negative reviews suggest this is the case sometimes. 

Will ISoldMyHouse.com actually save me money?

All flat fee FSBO services claim to save you money by eliminating the seller’s agent fee, but whether you actually save money or not depends on a variety of factors.

ISoldMyHouse.com is not the cheapest flat fee MLS company, but the $299–399 fee is certainly more affordable than the usual 2–3% real estate agent commission paid to seller’s agents. However, a substantially lower sale price could negate all those savings.

On average, FSBO homes sell for 5.5% less than agented homes. You also still need to pay buyer’s agent commission most likely. With that in mind, you should carefully consider all expenses and potential losses that may outweigh the savings of not paying a seller’s agent commission.

ISoldMyHouse.com reviews

Most reviews are positive for ISoldMyHouse.com, but there are conflicting views on the customer service — positive reviews liked the service, and negative reviews didn’t. 

The majority of the positive reviews did mention the savings, however, so there is at least a consistent belief that you can actually save money using this service.

We recommend ISoldMyHouse.com for FSBO sellers who are comfortable with managing their own home sale but don’t require a lot of add-on options.

We don’t recommend ISoldMyHouse.com if you need more support, as it is relatively limited in that capacity. We also don’t recommend it if you’re a seasoned FSBO seller wanting the cheapest option or a customized add-on selection.

Discount brokers

While ISoldMyHouse.com also offers to pair you with a partner agent who will work for a discounted fee, we’d recommend you go with a discount broker instead. These companies provide that same service, but it’s the primary focus of their business, making it likely that’s where you’ll find the best deals.

There are several good options for discount brokers, but we think Clever is the best discount broker available. It offers high-quality service nationwide, and usually provides this great service for the lowest fee.
