Our take: Clever is our top pick in Austin for home sellers looking to save on realtor commission without sacrificing full service.
What we like: Clever gets you discounted rates (up to 50%) from non-discount realtors. Plus, Clever’s agent matching service is highly rated and free to use with no obligation.
How it works: Clever matches you with top local realtors from major brokerages like RE/MAX and Compass. You compare options to find the best fit and get the special 1.5% listing fee (same as Redfin) no matter which real estate you choose.
Pros
- Sell with a traditional agent from a name-brand brokerage (not a discount agent) and receive full service
- Agents work for up to 50% off their typical rate when you go through Clever
- Most real estate agent selection by far — choose from many top Austin realtors
Cons
- No guarantee you’ll be able to work with a specific agent or brokerage you have in mind
- Add-ons like professional staging, drone photos, and 3D tours may cost extra (agents will break down what’s included during their listing presentation)
Fee structure
- 1.5% listing fee ($3,000 min.) at closing
- 2–3% buyer’s agent commission at closing

Our take: Redfin’s discount real estate service offers a decent value overall for most home sellers in Austin.
What we like: Redfin’s 1.5% listing fees can net you solid savings, and you can get an additional 0.5% listing fee savings if you sell and buy with Redfin within 12 months. Redfin is also a large, well-established discount real estate broker with more agents to choose from than many local discount realtors in Austin.
Things to watch out for: Redfin’s tech-centric and team-based approach to selling isn’t for everyone. Redfin conducts most of the process remotely, and you work with a Lead Agent and a back-office team. Redfin also has a minimum $5,500 fee in Austin. So if your home sells for below $365,000, you’ll pay slightly more than the advertised 1.5% rate
Pros
- Solid listing fee savings
- Established brand and decent discount agent selection
- Tech-forward approach may appeal to some sellers
Cons
- Slightly higher minimum fee vs. other San Antonio options
- High-volume, team-centric approach may not be for everyone
- Less real estate agent selection than Clever
Fee structure
- 1.5% listing fee ($5,500 min.) at closing
- 2–3% buyer’s agent commission at closing
- 0.5% listing fee refund if you also buy with Redfin within 12 months

Our take: Jason D. White Real Estate is an Austin discount real estate broker that offers flat fee listings with a local touch. However, its flat listing fee is a bit high for homes under $300k (compared to other discount realtors in the area).
What we like: The $4,995–6,995 flat fee offered by Jason D. White can save home sellers thousands compared to the typical 3% selling commission. Listings include high-tech features, including HDR photography, and virtual staging services.
What to watch out for: While the flat fee can benefit expensive homes, home sellers with lower-priced properties might want to consider other options. The listing fee may also be higher than other options in the Austin area. Add-ons like video home tours come at an undisclosed cost.
Pros
- Significant savings over traditional listing fees
- HDR photography and virtual staging services included with listings
- Work with a local Austin real estate agent
- Highly rated by customers
Cons
- Flat fee may be higher than other options in the area
- Pricing structure benefits higher-priced homes
- Add-ons come at an undisclosed extra cost
Fee structure
- $4,995 for homes under $300k paid at closing
- $7,995 for homes over $300k paid at closing
- 2–3% suggested buyer’s agent commission at closing

Our take: Best Choice Flat Fee’s low prices make it a great opportunity to save, especially on higher-value homes, but its full-service packages might not meet your needs. We recommend asking a lot of questions in the agent interview to make sure this discount real estate broker can provide the level of service you need.
What we like: The discount company’s low flat fees and choice of two full-service pricing tiers make it ideal for Austin home sellers looking to save on commission without sacrificing a full-service realtor.
Things to watch out for: Best Choice Flat Fee is a nationwide network of individually owned discount real estate brokerages. Service can vary, and good reviews for one location don’t necessarily mean great service at another.
Pros
- Low flat listing fees
- Two service tiers to choose from
Cons
- Extra charges for yard signs and lock boxes
- Service may not match the quality of higher-cost brokers
Fee structure
- $999 at listing (Full Service Realtor)
- $1289 at listing (Full Service Realtor + professional photos)
- 1-3% buyer’s agent commission at closing

Our take: Todd Hower Realty is a flat-fee discount real estate broker worth considering if you’re selling an expensive home in Austin.
What we like: The real estate company specializes in providing full-service representation for luxury homes. Its flat fee pricing structure at closing can be advantageous for clients with high-end properties, as it offers cost savings compared to traditional, commission-based models.
Things to watch out for: With all of the added fees, you’ll end up paying at least $7,800 to sell your home, which is about 1.5% on a $525,000 home. If your home is worth less than this, you’re better off seeking savings elsewhere.
Pros
- Effective listing commission of 1.5% or less for sellers with homes worth $525,000 or more
- Full-service realtor with an average close price of $919,988
Cons
- The high flat fee is only worth it if you’re selling a high-value home
- Additional fees for MLS listing, marketing, and professional photography
Fee structure
- $595 upfront fee
- $6,995 flat fee at closing
- Add-on professional photography ranges from $210–605
- There’s no mention of a required buyer’s agent commission, but the current average in Texas is 2.87%

Other discount real estate brokerages in Austin
Crawford Realty offers a limited flat fee MLS service with two pricing options. You can pay either $550 upfront and $1,500 at closing ($2,000 for homes over $1 million) or a simple 1% fee to list. The service is the same for both pricing structures. We kept Crawford Realty off our best-of discount realtor list for Austin because it only offers contract negotiation support — not a full-service dedicated agent.
ListingSpark, a flat-fee discount real estate broker, provides two tiers of service: a flat fee MLS plan and a premium plan that includes an “agent on demand.” The pricing for the premium plan is competitive ($250–500 upfront and $1,499–2,999 total at closing), but we left ListingSpark off our Austin list because having an agent you can call with questions isn’t quite the same as a full-service realtor.

Limited-service and flat fee MLS Austin brokers
Sellers who have more experience in real estate may be interested in using limited-service or flat fee MLS companies. These brokerages offer less support but for a lower fee than full-service discount realtors.

Why trust us
Data sources
Our Research Team gathered 27 discrete pricing and service models to create our initial list of Austin discount real estate brokerages. We then compiled and analyzed a further 30,000+ publicly-available data points tied to past transactions, customer reviews, licensing info, and more to categorize each service and create our final list and rankings.
Methodology
The Real Estate Witch Team used public business directories to identify every company in the greater Austin region calling itself a discount real estate broker or agent. We then filtered that list down and ranked the top Austin options based on the following criteria:
- Service level: We only included and rated full-service discount real estate brokers to start, which we think are the best option for most home sellers. These companies offer the same key services you’d expect from a traditional realtor, including in-person representation and end-to-end support.
- Pricing: We assessed each company’s fee structure and cross-referenced it with the service model to determine who was offering (a) the best overall value — price vs. service — and (b) the fewest unfavorable pricing terms, like high minimums, nonrefundable upfront fees, or other hidden costs.
- Customer reviews: We evaluated all verifiable customer reviews for each service. We considered not only the total review counts, average customer ratings, and key positive and negative themes, but also assessed factors like how recent and relevant the reviews were to customers making hiring decisions right now.
- Sales activity: We looked at available data about past transactions to gauge sales performance and activity level.
