If you’re looking to sell a house and save on realtor commission fees in Dallas, Texas, we recommend hiring a discount real estate brokerage. A good full-service discount real estate broker provides the same general services and support as a traditional real estate agent, but for a fraction of the price.

Our take: Clever is our top pick in Dallas-Fort Worth for home sellers looking to save on realtor commission without sacrificing full service.
What we like: Clever gets you discounted rates (up to 50%) from non-discount realtors. Plus, Clever’s agent matching service is highly rated and free to use with no obligation.
How it works: Clever matches you with top local realtors from major brokerages like RE/MAX and Compass. You compare options to find the best fit and get the special 1.5% listing fee (same as Redfin) no matter which real estate agent you choose.
Pros
- Sell with a traditional agent from a name-brand brokerage (not a discount agent) and receive full service
- Agents work for up to 50% off their typical rate when you go through Clever
- Most real estate agent selection by far — choose from hundreds of top DFW-area realtors
Cons
- No guarantee you’ll be able to work with a specific agent or brokerage you have in mind
- Add-ons like professional staging, drone photos, and 3D tours may cost extra (agents will break down what’s included during their listing presentation)
Fee structure
- 1.5% listing fee ($3,000 min.) at closing
- 2–3% buyer’s agent commission at closing

Our take: Redfin’s discount real estate service offers a decent value overall for most home sellers in Dallas.
What we like: Redfin’s 1.5% listing fees can net you solid savings, and you can get an additional 0.5% listing fee savings if you sell and buy with Redfin within 12 months. Redfin is also a large, well-established discount real estate broker with more real estate agents to choose from than many local discount realtors.
Things to watch out for: Redfin’s tech-centric and team-based approach to selling isn’t for everyone. Redfin conducts most of the process remotely, and you work with a Lead Agent and a back-office team. Redfin also has a minimum $4,500 fee in Dallas-Fort Worth. So if your home is at or below the $300k mark, you’ll pay slightly more than the advertised 1.5% rate.
Pros
- Solid listing fee savings
- Established brand and decent discount agent selection
- Tech-forward approach may appeal to some sellers
Cons
- Slightly higher minimum fee vs. other Dallas-Fort Worth options
- High-volume, team-centric approach may not be for everyone
- Less real estate agent selection than Clever
- Pay a slightly higher fee if selling homes priced below $300k
Fee structure
- 1.5% listing fee ($4,500 min, in Dallas-Fort Worth) at closing
- 2–3% buyer’s agent commission at closing
- 0.5% listing fee refund if you also buy within 12 months

Our take: If you’re buying and selling a house in Dallas-Fort Worth (as opposed to selling then moving out of town), Team Nelson is a discount real estate broker that’s worth looking into.
What we like: Big potential savings! If you also buy your new home with Team Nelson, you get a 0% listing fee when you sell your home. The real estate company also has excellent reviews and solid sales performance.
Things to watch out for: Keep in mind that the 0% listing fee is only if you buy and sell with Team Nelson. So if you’re selling but not buying, Team Nelson offers no savings. Team Nelson likely has fewer real estate agents to choose from than bigger brands like Redfin and Clever, so it’s worth interviewing a few other brands to ensure you get the best fit — especially if you’re committing to sell and buy.
Pros
- Best overall savings if you sell and buy
- Highly rated by customers
- Top producer in Dallas-Fort Worth
Cons
- Savings only available if you buy and sell in DFW
- Less real estate agent selection than brands like Clever and Redfin
Fee structure
- 0% listing fee (if you also buy with them)
- 3% buyer’s agent commission at closing

Our take: DFW 1% Listings seems active and credible, but limited data makes it hard to recommend over other discount real estate brokers on our list.
What we like: DFW 1% Listings offers solid value and savings on paper. Home sellers pay a 1.5% listing fee at closing and receive full service, including virtual tours and staging advice.
Things to watch out for: While the discount realtor appears active with a solid number of past 12-month transactions, limited online customer reviews makes it difficult to verify the quality of the service and customer satisfaction level.
Pros
- 1.5% listing fee offers solid commission savings
- Additional savings opportunity if you also buy
- Virtual tours included
Cons
- Less real estate agent selection than Redfin and Clever
- Limited customer reviews make it hard to verify service quality
Fee structure
- 1.5% listing fee ($3,000 min.) at closing
- 2–3% buyer’s agent commission at closing
- 1% listing fee if you also buy with them

Our take: DFWCityhomes offers lower rates than other local options, but other real estate brands like Clever, Redfin, and Team Nelson have stronger online reputations and no upfront fees.
What we like: DFWCityhomes’ 1% listing fee is a solid rate for a full-service discount real estate broker and could net you big savings. And the reviews the company does have are generally positive.
Things to watch out for: The nonrefundable, upfront $750 fee is a big drawback. Most full-service discount realtors don’t charge upfront fees — you only pay from your proceeds at closing. DFWCityhomes also lacks recent reviews and has fewer reviews overall compared to our top picks, which makes it hard to assess the quality of the service.
Pros
- 1% listing fee is less than most other local options
Cons
- Requires nonrefundable, upfront fee
- Hard to gauge service quality due to limited data
Fee structure
- $750 nonrefundable fee due upfront
- 1% listing fee due at closing
- 2–3% buyer’s agent commission at closing
Other offerings
DFWCityhomes also offers a wide range of DIY, flat fee MLS listing options. Prices range from $495–995 upfront and $0–3,000 due at closing, depending on the service scope you choose. Learn more on DFWCityhomes’ website.

Our take: SimpleShowing provides home sellers a cost-saving approach with transparent pricing and a full-service selling experience.
What we like: At only 1%, SimpleShowing’s listing fee offers the potential to save thousands on commission, particularly for high-value properties. Also, the discount real estate broker maintains a high average rating from past clients in Georgia and Florida, indicating quality service.
Things to watch out for: If your property is below $500,000, you’ll need to factor in the $5,000 minimum fee, which will be higher than the 1% rate. Also, SimpleShowing has fewer overall transactions than other brokerages and has only recently increased its activity in Texas.
Pros
- 1% listing fee with a full-service experience
- High average rating suggests satisfaction among past clients
Cons
- Minimum $5,000 fee could increase costs for lower-priced homes
- Lower transaction volume compared to other discount brokers
- Limited real estate agent selection in Dallas compared to Clever and Redfin
Fee structure:
- 1% listing fee ($5,000 min.) at closing
- 2.5–3% buyer’s agent commission at closing

Our take: If getting the lowest possible rate is your top priority, Hometiva is worth interviewing. But watch out for hidden fees and be sure to compare with other, more-established full-service discount real estate brokers to ensure you’re getting the best fit and value.
What we like: Hometiva’s services are a good value, at least on paper. The flat fee pricing structure can yield significant savings — near or below a 1% effective rate, depending on your home’s final sale price. Homes near the top end of a given price bracket (but not over the threshold) will net the biggest savings.
Things to watch out for: Limited review and transaction data make it difficult to verify sales performance and service quality. Additionally, the upfront, nonrefundable fees create extra risk and are a notable drawback. Lastly, the website suggests you may incur some extra, non-typical fees at closing. Be sure to clarify all the fees you’ll have to pay before signing a listing agreement.
Pros
- Flat fee can yield significant savings
- Good value on paper
Cons
- Requires nonrefundable, upfront fee
- Savings vary considerably by home value
- Additional hidden fees at closing
Fee structure
- $495 upfront, nonrefundable fee
- $3,000–4,500 flat fee (tiered) at closing
- 2–3% buyer’s agent commission at closing
- Additional fees at closing*
Home price | Upfront | Closing |
< $400k | $495 | $3,000 |
$400k-900k | $495 | $3,500 |
> $900k | $495 | $4,500 |
*Additional non-typical fees at closing:
Fee | Est. cost |
Processing fee to broker partner company | $775–995 |

Other discount real estate brokerages in Dallas
Assist-2-Sell is a discount real estate broker and flat fee MLS company that’s been around for decades but has recently been on the decline. Local offices generally provide full-service and tiered, flat fee pricing models, but the specifics vary by branch. We didn’t include Assist-2-Sell Sellers and Buyers Realty, the office listed in Assist-2-Sell’s main directory, because of limited data. We found no pricing details, transactions, or customer reviews to suggest the discount realtor is still active in the Dallas-Fort Worth area.
Prevu Real Estate is a multi-state discount real estate broker that offers full service and support for 1.5% listing fees (minimums may apply). But Prevu’s real claim to fame is its hefty home buyer rebates. Prevu lists Dallas as an active market, but we didn’t include it on our list because we couldn’t find any local reviews, transactions, or office details for Dallas.
Texas Discount Realty and Discount Realtor are real estate referral services that match you with a discount real estate agent in DFW area. These agents either offer discount commission or a flat fee listing on the local MLS. We left them off our Dallas list because we couldn’t verify concrete pricing details or find any reviews or transactions for either real estate company.

Limited-service and flat fee MLS Dallas brokers
Sellers who have more experience in real estate may be interested in using limited-service or flat fee MLS companies. These brokerages offer less support but for a lower fee than full-service discount realtors.

Why trust us
Data sources
Our Research Team gathered 347+ discrete pricing and service models to create our initial list of Dallas-Fort Worth discount real estate brokerages. We then compiled and analyzed a further 30,000+ publicly-available data points tied to past transactions, customer reviews, and licensing info, and more to categorize each service and create our final list and rankings.
Methodology
The Real Estate Witch Team used public business directories to identify every company in the greater Dallas-Fort Worth region calling itself a discount real estate broker or agent. We then filtered that list down and ranked the top DFW options based on the following criteria:
- Service level: We only included and rated full-service discount real estate brokers to start, which we think are the best option for most home sellers. These companies offer the same key services you’d expect from a traditional realtor, including in-person representation and end-to-end support.
- Pricing: We assessed each company’s fee structure and cross-referenced it with the service model to determine who was offering (a) the best overall value — price vs. service — and (b) the fewest unfavorable pricing terms, like high minimums, nonrefundable upfront fees, or other hidden costs.
- Customer reviews: We evaluated all verifiable customer reviews for each service. We considered not only the total review counts, average customer ratings, and key positive and negative themes, but also assessed factors like how recent and relevant the reviews were to customers making hiring decisions right now.
- Sales activity: We looked at available data about past transactions to gauge sales performance and activity level.
