Just another glorified wholesaler. They have been sending marketing on my rentals, personal home, and vacation properties for years now. While I am understanding of what wholesaling is and that it can be done correctly with proper disclosures, these are just predatory wholesalers. They will just carpet bomb entire zip codes trying to buy properties for pennies on the dollar, and just drop the contract(s) if they cannot find a buyer, and then they are to never be heard from again. Have heard this from colleagues and sellers I have worked with in FL, MD, DC, and PA who have had experiences with them.

❌ Frustrations with MarketPro backing out of signed contracts

A few negative reviews express frustration with MarketPro's wholesaling model, which can result in the company cancelling a contract late in the game.

With wholesaling, instead of buying a house outright, the investor will get the seller under contract and then re-assign that contract to another investor for a higher price — allowing them to collect a profit without the effort of fixing up the home. If the company's unable to find a buyer willing to pay their price, the deal can fall through, meaning the seller has to start over.

I spoke to Ray Falchek with Market Pro, we agreed to a no inspections, as-is sale at a specified price. They kept stalling on putting a contract in writing. When they finally did, they asked for a well inspection, which I agreed to and it passed. They then asked if they could show the property to a buyer, which I again agreed to. They then came back and said the property had foundation issues and wanted to reduce the offer by 40K. Not sure how you would know this without an inspection. When I refused, they stalled the closing process until the contract ran out and was null and void. Key take away: Pay attention to the earnest money they put down. In my case, it was only $1000. They were willing to lose that small amount when they couldn't get the lower price.

It doesn’t want to buy your home as an investment, but instead, wants to resell it quickly. Which shouldn’t be a problem unless it determines that it can’t resell it for a big enough profit after you have signed the contract. Then, it will tell you it won’t be going forward with the sale, ignore all efforts to try to get an explanation or try to get things back on track, and if you try to enforce the contract because you can’t get a comparable one, dredge up a bunch of excuses.
