List With Freedom offers a flat fee MLS listing service ideal for seasoned home sellers comfortable managing their sale from beginning to end and negotiating directly with buyers. This service suits those who prefer a hands-on approach to selling their property.

However, if you're new to home selling or desire the comprehensive support typically provided by a realtor, consider a discount broker. These brokers offer lower commission rates (1.5% vs. 2.5–3%) compared to traditional agents and still deliver many of the critical services you would expect from a full-service realtor.

List With Freedom vs. Clever

List With Freedom gives sellers a basic MLS listing for a flat fee upfront and a small percentage at closing. Clever Real Estate connects sellers with experienced agents who provide comprehensive services for just 1.5% at closing. It works best for sellers who want the expertise and negotiating power of a traditional realtor without the high costs.

List With Freedom vs. Unreal Estate

Unreal Estate offers 6-month listings at similar prices, and its premium plan meets all of our service quality standards. In contrast, List With Freedom primarily attracts sellers who are seeking a more hands-off approach with its flat fee MLS listing service.

List With Freedom vs. Beycome

Beycome provides more services and cheaper prices than List With Freedom's packages. Beycome also has reportedly better customer service, with additional Spanish-speaking support.

List With Freedom vs. Fizber

Fizber offers similar services as List With Freedom at a similar upfront fee, but without any percentage-based closing fees (in most states). However, customers report mixed experiences. Although it can save you money, the hit-or-miss customer service can make the savings not worth the stress.

List With Freedom vs. Homecoin

Homecoin is a build-your-own option: a $95 flat fee gets you a 12-month MLS listing and max photos, while add-ons allow you to customize your sale. The package includes similar basic services as List With Freedom's lower-tier plans, just at a lower cost. However, the add-ons are pricy and can add up quickly.

Many reviewers praise the platform for its convenience and savings, while others expressed dissatisfaction, citing errors in the listing process.

Some customers raised concerns about unexpected fees, such as the service’s "compliance fee," which contradicts the advertised flat fee model. However, a percentage-based service fee is a common feature of flat fee services.

✅ Customers save big on commissions, user-friendly platform

List With Freedom appears to be most popular among people who frequently sell homes — usually real estate investors — because of the large savings that come with selling without a realtor.

In fact, if you’re listing a ready-to-sell house and don’t need much support, you can save around 51%.

Positive feedback consistently highlights the easy-to-use platform, particularly being able to customize their listing.

We had a great experience selling our house through ListwithFreedom. Every step of the process was very clearly outlined. Along the way, any changes we requested to our listing were completed within 24 hours. Once we accepted an offer, ListwithFreedom was on top of every detail, sending helpful reminders and keeping us on track. In terms of customer service, we were very satisfied with the chat feature on the website. We got quick and helpful guidance within a minute of starting a chat. All in all, great experience and we have already recommended ListwithFreedom to others.

HONEST REVIEW. I was asked to give a 5-star review and am only doing so because I believe it's deserved. I chose LWF because ***** ****** (the Broker) was licensed in my state (as well as many others), it had a professional website, and I could speak to a real human being and get my questions answered before signing up. Their team is very responsive. ... Their charges are extremely reasonable and affordable. I would definitely use them again

I needed this service to help sell my parents home which is located in another state. The process was easy to follow and their staff were always available to answer questions, even on weekends. ***** and the other assistants were very helpful throughout the process.

❌ Listing errors, poor customer support, unexpected fees

A critical concern in customer reviews involves errors on their listings — everything from basic details and contact information to even the incorrect MLS. And when customers reached out for support, many noted a severe lack of responsiveness.

I've used them on 5 or 6 listings now (I'm a real estate investor) and have gotten so frustrated with the clunkiness. Main thing is the showings software and dashboard stuff is always a mess and it's hard to wrangle all the details. Then when there's problems, their team takes a day or two to respond (when you have showings actively happening and need a quick response). The customer service people half the time don't really know what's going on or how to solve the issue. But everything else they do pretty well.

Allan S. January 2024 Trustpilot

There’s also confusion over how potential buyers can contact sellers. Many customers expressed frustration over not getting bites from buyers — only to discover that buyers and agents had been reaching out without the sellers knowing.

The website advertises both "All plans include your contact info in the MLS" and "Buyer inquiries are forwarded to you." However, in a negative review about this issue, a List With Freedom rep responded:

The MLS does not allow private details to be shared on third-party websites. Instead, any interested party is directed to contact the listed broker. In this case, we then forward all contacts to you via email. — November 2023, Google

If you’re considering List With Freedom, ask exactly how the process should go and who to contact when it doesn’t.

How List With Freedom works

List With Freedom is a flat fee MLS company that lists your property as an alternative to working with a traditional agent.

  1. Choose a listing package, fill out a questionnaire about your property, and create an account — similar to placing a product order online.
  2. Upload photos (25 or more, depending on the package).
  3. List With Freedom lists your property on your local MLS.
  4. Buyers or their agents can contact you directly to submit offers.
  5. Accept your best offer and close.

You can cancel your listing at any time, though you only have 14 days after choosing a package to get a refund, and that’s only if your listing hasn’t gone live.

List With Freedom service breakdown

Most flat-fee services provide only the bare minimum tools to sell the house. You won’t get advice on marketing your house or help with pricing, negotiating, and paperwork.

List With Freedom offers three service packages and a suite of à la carte upgrades.

The standard Gold package ($89 + 0.5%) includes:

  • 6-month listing on the local MLS and real estate sites like Realtor.com and Zillow
  • 25 photos
  • Direct contact with potential buyers
  • Personal transaction coordinator service (+$395)
  • Scheduling service (+$59)
  • Yard sign (+$49)
  • Open houses (+$25 each)

You can also add contract preparation and review to any package for $595. Unless you’re experienced in home selling and know what to expect from a contract, we recommend sellers add this service to whichever package they buy.

Platinum ($195 + 0.25%) includes all Gold features, plus the maximum number of photos the MLS allows. Platinum+ includes most add-ons, plus a 12-month listing, for $395 + 0.25%.

How much can I save with List With Freedom?

List With Freedom offers great value and savings — around 51% less than with a traditional agent.

On a $500,000 home, List With Freedom's packages would cost you $2,589 for the gold package (0.5% at closing plus $89), $1,445 for the platinum package (0.25% at closing plus $195), and $1,645 for its platinum plus package (0.25% at closing plus $395).

Meanwhile, on a $500,000 house and a 2.5% buyer’s agent fee, selling with:

  • A full-service agent (5% commission) would cost you $25,000;
  • A discount agent (reduced 1.5% listing fee, or 4% total) would cost you $20,000.

Platinum+ has the best standalone value, but only if your buyer doesn’t have an agent. List With Freedom waives its "compliance fee" (0.25–0.5%) if there’s no buyer’s agent involved.

List With Freedom news and updates

List With Freedom lowered the prices of its Gold and Platinum packages in 2024. This may result from company restructuring and indicates that fewer staff members are serving customers.

As of August 2024, sellers are no longer required to include the buyer's agent fee in their listings, according to the National Association of REALTORS.[1] However, offering a competitive commission may still be advantageous to attract buyer's agents to your listing.

In 2024, List With Freedom announced that it celebrated its 100,000th property listed on the platform.[2]
