❌ Listing errors, poor customer support, unexpected fees

I've used them on 5 or 6 listings now (I'm a real estate investor) and have gotten so frustrated with the clunkiness. Main thing is the showings software and dashboard stuff is always a mess and it's hard to wrangle all the details. How ListWithFreedom works

ListWithFreedom is a flat fee MLS company that lists your property as an alternative to working with a traditional agent. 

  1. Choose a listing package, fill out a questionnaire about your property, and create an account — similar to placing a product order online.
  2. Upload photos (up to 25, depending on the package).
  3. ListWithFreedom lists your property to your local MLS. You can set the commission rate you will pay a buyer’s agent. (See what’s typical in your state.)
  4. Buyers or their agents can contact you directly to submit offers.
  5. Accept your best offer and close.

You can cancel your listing at any time, though you only have 14 days after choosing a package to get a refund, and that’s only if your listing hasn’t gone live.

ListWithFreedom service breakdown

Most flat-fee services provide only the bare minimum tools to sell the house. You won’t get advice on marketing your house or help with pricing, negotiating, and paperwork.

ListWithFreedom offers three service packages and a suite of a lá carte "upgrades." The standard Gold package ($89) includes:

  • 6-month listing on the local MLS and real estate sites like Realtor.com and Zillow
  • 25 photos
  • Direct contact with potential buyers
  • Personal transaction coordinator service (+$395)
  • Scheduling service (+$59)
  • Lock box and yard sign (+$49 each)
  • Open houses (+$25 each)

You can also add contract preparation and review to any package for $595. Unless you’re experienced in home selling and know what to expect from a contract, we recommend sellers add this service to whichever package they buy.

Platinum ($195) includes all Gold features, additional marketing tools and visibility options, and the maximum number of photos the MLS allows. Platinum+ includes most features, plus a 12-month listing, for $395.

How much can I save with ListWithFreedom?

ListWithFreedom offers great value and savings — around 51% less than with a traditional agent.

On a $500,000 home, ListWithFreedom's packages would cost you $2,589 for the gold package (.50% at closing plus $89), $1,445 for the platinum package (.25% at closing plus $195), and $1,645 for its platinum plus package (.25% at closing plus $195).

Meanwhile, on a $500,000 house and a 2.5% buyer’s agent fee, selling with:

  • A full-service agent (5% commission) would cost you $25,000;
  • A discount agent (reduced 1.5% listing fee, or 4% total) would cost you $20,000.

Platinum+ has the best standalone value, but only if your buyer doesn’t have an agent. ListWithFreedom waives its "compliance fee" (0.25–0.5%) if there’s no buyer’s agent involved.

ListWithFreedom news and updates

ListWithFreedom lowered the prices for Gold and Platinum in 2024. This may result from company restructuring and indicates that fewer staff members are serving customers.

As of August 2024, sellers are no longer required to include the buyer's agent fee in their listings, according to the National Association of REALTORS.[1] However, offering a competitive commission may still be advantageous to attract buyer's agents to your listing.

In 2024, ListWithFreedom announced that it celebrated its 100,000th property listed on the platform.[2]
