Our take: Redfin could be a good choice for cost-conscious home sellers across Rhode Island, given its low 1.5% listing fee. As a national discount real estate broker, it has the agent resources, but it does have a higher commission fee in Rhode Island than other options.
What we like: With paying only 1.5% in commission fees when selling a property with Redfin, home sellers stand to save significantly. Redfin offers a full-service plan, covering most of the essentials needed to successfully list and sell your home. And, if you also buy a house with Redfin (within 12 months), you receive an extra 0.5% discount off your listing fee.
Things to watch out for: Redfin leverages remote teams and may be lacking when it comes to personalized service. While this may not be a problem for busy home sellers, it may not be the best fit for every seller. Also, Redfin has a minimum commission fee of $4,000 in Rhode Island. If your home sells under $267,000, you may pay more than the 1.5% listing fee.
Pros
- Possibility to save with a low 1.5% listing fee
- Opportunities for a 0.5% discount if buying and selling within the same year
- Full-service offering that includes all necessary selling tools
Cons
- Listing fee minimums may mean higher costs for homes under $267k
- Remote approach may not be the best fit for every seller
- Not as many real estate agents to choose from as Clever
Fee structure
- 1.5% listing fee ($4,000 min. in Rhode Island) at closing
- 2–3% buyer’s agent commission at closing
- 0.5% listing fee refund if you also buy within 12 months

Our take: Discount Broker Realty has experienced local discount real estate agents in the Providence area, but information about its provided services is lacking.
What we like: The advertised 3% bundled commission is up to half off of typical realtor commissions. Plus, Discount Broker Realty has over 40 years of experience in Rhode Island.
Things to watch out for: While the 3% total commission structure is tempting, Discount Broker Realty doesn’t disclose the buyer/listing agent commission split. Buyer’s agents may be less inclined to work with the discount realtor if the split favors the listing agent. Also, limited information is included about the services Discount Broker Realty provides for its customers online.
Pros
- Low 3% total commission
- Work with a local Rhode Island real estate agent
- 40 years experience in the Providence market
Cons
- Services aren’t listed on the website
- Split commission could limit interaction with buyer’s agents
- No customer review data to verify service quality
- Limited information on recent sales in the area
Fee structure
- 3% total commission at closing
*Total commission includes listing agent commission and buyer’s agent commission.

Assist-2-Sell, a nationwide discount real estate broker, offers full service for a flat rate instead of a percentage-based commission. Discount Realtor matches sellers with local discount real estate agents who provide either discount commission rates or flat fees. Due to the lack of transparent pricing and accessible customer reviews, we didn’t feature this option in our main list of discount realtors in Rhode Island.
Limited-service and flat fee MLS Rhode Island brokers
Sellers who have more experience in real estate may be interested in using limited-service or flat fee MLS companies. These brokerages offer less support but for a lower fee than full-service discount realtors.

Why trust us
Data sources
Our Research Team gathered 164 discrete pricing and service models to create our initial list of Rhode Island discount real estate brokerages. We then compiled and analyzed a further 5,919,758 publicly available data points tied to past transactions, customer reviews, licensing info, and more to categorize each service and create our final list and rankings.
Methodology
The Real Estate Witch Team used public business directories to identify every company in Rhode Island calling itself a discount real estate broker or agent. We then filtered that list down and ranked the top Rhode Island options based on the following criteria:
- Service level: We only included and rated full-service discount real estate brokers to start, which we think are the best option for most home sellers. These companies offer the same key services you’d expect from a traditional realtor, including in-person representation and end-to-end support.
- Pricing: We assessed each company’s fee structure and cross-referenced it with the service model to determine who was offering (a) the best overall value — price vs. service — and (b) the fewest unfavorable pricing terms, like high minimums, nonrefundable upfront fees, or other hidden costs.
- Customer reviews: We evaluated all verifiable customer reviews for each service. We considered not only the total review counts, average customer ratings, and key positive and negative themes, but we also assessed factors like how recent and relevant the reviews were to customers making hiring decisions right now.
- Sales activity: We looked at available data about past transactions to gauge sales performance and activity level.
